Quick answer
Weatherstone and Stonewater are two Cary neighborhoods about a decade apart in age. Weatherstone, the older of the two with homes on wooded lots, tend to have aging attic flex duct and dryer hoods that collect leaves and pollen. Stonewater, built from about 2007 to 2012, has newer systems, so construction dust and long dryer runs in the patio homes and townhomes are the usual issues. The U.S. Fire Administration found failure to clean was the leading factor in home dryer fires from 2018 to 2020 (31%). We inspect first and only clean what needs it.

Weatherstone: mature trees and older attic ducts
Listing records put Weatherstone's start in the mid-1990s, with building continuing into the 2000s. That puts much of the original ductwork at 20 years old or more. What we usually find:
- Attic flex duct that sags between straps, where dust settles in the low spots.
- Heavy pollen and leaf load. Mature trees drop pollen and debris near outdoor units, return grilles and dryer vent hoods.
- Dryer vents that have never been cleaned past the first few feet. In a two-story house with the laundry upstairs, the run can be long.
- Returns that pull attic air through old, loose connections, which shows up as dust on furniture soon after cleaning.

Stonewater: newer homes, different problems
Stonewater was built from about 2007 to 2012, so its systems are younger. That does not make them trouble-free.
- Construction dust. If a house has never been inspected, the ducts can still hold drywall dust from the build, or from later finishing work in a basement or bonus room.
- Long dryer runs in patio homes and townhomes. The Bali patio homes and the Terracotta townhomes put laundry where space allows, which can mean a long run to a roof or side wall.
- Crushed transition hoses. In tight laundry closets the dryer gets pushed back and the hose behind it flattens.
- Musty smells in summer, which usually trace back to the coil or drain pan rather than the ducts.

Why the dryer vent comes first
Whatever the age of the house, the dryer vent is the part with a fire risk attached.
Failure to clean (31%) was the leading factor contributing to the ignition of clothes dryer fires in homes from 2018-2020.

Should you clean the ducts?
Only when there is a reason. The EPA does not recommend cleaning ducts on a routine schedule.
Knowledge about air duct cleaning is in its early stages, so a blanket recommendation cannot be offered as to whether you should have your air ducts in your home cleaned.

The reasons it does list are visible mold growth in hard ducts, pests in the ducts, and ducts clogged with heavy dust and debris. What a visit includes
- A camera inspection of supply and return ducts, with the footage shown to you.
- Dryer vent cleaning from the dryer to the outside hood, including clearing leaves or nests from the hood.
- A transition hose check, replaced with semi-rigid metal if it is crushed or foil. Most manufacturers specify rigid or corrugated semi-rigid metal duct, according to the CPSC.
- Duct cleaning, sanitizing or coil cleaning only where the inspection shows a reason.
- Before and after photos and a short written note.
