Crawlspace Ductwork Problems in Older Raleigh Homes

Why crawlspace ducts cause trouble in Raleigh

A vented crawlspace breathes outdoor air. In July and August that air is hot and wet, and when it meets a cold supply duct carrying air-conditioned air, water condenses on the metal. Add dirt floors, older insulation that has slipped off, and joints taped decades ago, and you have the conditions for rust, mold and air leaks.

The four problems we see most

1. Leaky returns pulling in crawlspace air

The return side is under negative pressure, so any gap pulls air in. In a crawlspace that air carries dust, soil gases and damp. The filter only sees part of it, which is why these homes can stay dusty no matter how often you clean.

2. Disconnected or crushed runs

Older flex duct sags and pulls off its collar. A disconnected run blows conditioned air straight into the crawlspace, and the room at the end of it never gets comfortable. You often see this after plumbing or electrical work under the house.

3. Sweating ducts and wet insulation

When insulation is missing or torn, supply ducts sweat. Water drips onto the vapor barrier or soaks the insulation that is left, and wet insulation grows mold.

4. Pests

Crawlspaces are an easy way in for rodents and insects, and a torn or open duct is a warm place to nest. The EPA names ducts "infested with vermin" as one of the reasons to consider cleaning.

What you can check yourself

From the crawlspace hatch, with a flashlight, look for ducts lying on the ground, sagging runs or sections that have come apart.
Look for insulation hanging loose or lying on the vapor barrier, and for water stains under the supply trunks.
Notice the smell. A strong musty smell at the hatch usually matches the one you notice when the air comes on.
Check the registers in the rooms above. Rust, dark spotting or a damp feel on the grille point to moisture in the duct.
Do not crawl in if there is standing water, visible droppings or wiring you are unsure of. That is a job for a professional.

Humidity is the long-term fix

The EPA recommends keeping indoor humidity below 60 percent, and ideally between 30 and 50 percent. In a Raleigh summer that is hard to hold in an older house with a vented crawlspace. The options people usually weigh are a dehumidifier, crawlspace encapsulation, and making sure the air conditioner is sized and running properly. None of those are services we sell, but they are what stops the problem returning after a cleaning.

If your floor registers are in the floor rather than the ceiling and there is an access hatch in the foundation or a closet floor, the ducts almost certainly run under the house.

Why does my older house smell musty when the air comes on?

Usually because the return is pulling damp crawlspace air, or because a duct or its insulation has become wet and grown mold. A camera inspection shows which.

Will duct cleaning fix a musty smell from the crawlspace?
